Renters' Rights Act readiness checker

The tenancy changes in Part 1, Chapter 1 of the Renters' Rights Act 2025 came into force in England on 1 May 2026 for private assured tenancies.

No more section 21

Assured shorthold tenancies are abolished, so a landlord can no longer end a tenancy with a section 21 notice. Possession is by notice on a ground under section 8.

Every tenancy is periodic

Private assured tenancies now run from one rent period to the next, a month at most, with no fixed end date.
