Applicants, viewings and offers

Keep each applicant's saved searches and match them to your properties in both directions. Book viewings, and record offers: accepting one creates the tenancy, moves the applicant on and takes the listing off the market. Each listing can carry its own enquiry form, and enquiries arrive as applicants.

Tenancies and the tenancy pack

Every tenancy shows what it has and what it still lacks: the agreement, the deposit prescribed information, the gas safety certificate, the EICR, the EPC and the right to rent check. Marklet assembles the deposit prescribed information with your scheme's section and your own.

Certificates and dates

Record gas safety, electrical, EPC and licence certificates with their expiry dates. The agenda and calendar show what is coming up across the book, with the deposit protection deadline counted from the day the deposit arrived. Subscribe to the calendar from your own calendar app.

Repairs and contractors

Raise a repair against the property, instruct a contractor from your own directory and send them a link to the job, with no account for them to create. Where a quote needs the landlord's approval, ask for it by link and the decision is recorded against the job.

Landlords

Send a new landlord a link to fill in their own details. Each landlord can have a private page showing their properties and anything waiting for their approval, and you can record which landlord register applies to them and what they have registered.

Communications, reports and Ask Mark

Every message the agency sends or receives about the book sits in one list, with replies matched back to the record they belong to. Trend reports cover rent, tenants and properties, and Ask Mark answers questions about your own records.

Built for lettings under the Renters' Rights Act

In England, the Renters' Rights Act 2025 changed how private tenancies run from 1 May 2026. Marklet keeps the records that go with it, from the advert to possession. It records and reminds; the decisions stay with you and your landlords.

Before a listing first goes live, you confirm the advert and your criteria do not turn away tenants with children or on benefits
A tenancy recorded at a rent above the advertised rent is flagged before it is saved
Rent increases are recorded with the notice dates, and a date that falls short of the minimum is flagged
Notices served and the possession process are recorded with the ground relied on and its notice period

Your team sees its own work

Admins, managers, property managers and the accounts seat each see what their role needs, and a property manager can be limited to the properties they look after.

Your money stays yours

Marklet never holds client money. Rent and deposits move through your agency's own accounts, and Marklet keeps the record.

Agencies that also manage blocks can run both in one workspace, so a building and the flats you let in it sit side by side.

    Lettings is quoted per agency rather than published. Once you are happy with the quote, we switch lettings on for your agency's workspace.

    Import landlords, properties, tenancies and certificates from a spreadsheet. Marklet proposes how your columns map, and you check them before anything is written.
